One of the first things I did was not to settle for a quick sale just to get the process over with. I knew that if I rushed into it, I would end up netting less than half of what my home was worth. In the end, it was worth it – I was able to net a profit that was more than double what a quick sale would have brought, doubling the original cost of this home.
Another key decision was to focus on making only the repairs and updates that would give me a good return on my investment. I didn't want to go crazy with a full-scale remodel, because that would have eaten up my profits and possibly turned off potential buyers. Instead, I made smart, targeted improvements that added value without going overboard. This allowed the new owners to come in and make the home their own without feeling like they were paying for my design choices.
I also did my research when it came to hiring a real estate agent. I didn't want to go with a friend or family member – I wanted someone who was a true expert in the field. So, I chose a certified buyers agent who was highly skilled and experienced in the local market. This proved to be a great decision, as they were able to help me navigate the process and get the best possible price for my home.
